What we do as your property manager:

Rental Policy In order to facilitate the approval process of your application, we require the following documents to be submitted with your application. Applications will not be processed without this information.

Personal Verification

  • Picture ID
  • Social Security card
  • Proof of legal immigration/residence/work status
  • Copy of driver’s license for each applicant, co-signer, and any occupant over the age of 18.

Income Verification

  • Two most recent pay check stubs (Gross monthly income must be four times the rental rate)
  • Proof of Disability/Social Security/Child support documents
  • W2 forms / Income Tax Statement **some exceptions may apply.
  • If self-employed, 2 prior years tax returns and 2 most recent bank statements.

Rental Verification

  • Copy of current tenant ledger or lease
  • Copy of recent utility bills
  • Give notice to current landlord that we will be contacting them.
  • Provide the name, email address and/or fax number of your current landlord.

If You Have a Pet

  • Choose an option on the Pet Addendum, sign and return with the application
  • Current automobile registration for all vehicles
  • Current automobile insurance for all vehicles

Application Fees (cash preferably-exact change/money order) 

  • Application - $20.00 per application
  • Credit Report - $10.00 per applicant
  • Criminal Background Check - $25.00 per applicant and/or occupant 18 years of age or older

Credit reports and Criminal background checks can be provided by the applicant/occupant if they have been run within 30 days of submitting application. 

Security deposit is equal to the monthly unless otherwise noted. Money order or personal check. NO CASH is accepted.


The rental process is designed to obtain the best possible tenant for each property. This can only be accomplished after a thorough check of the applicant's history.

We screen and process applications and negotiate and enforce leases on a daily basis.

Our policy is to require the minimum security deposit equivalent to one month’s rent (with approved credit). Deposit monies are kept in a trust account and are used at end of tenancy to pay for damages above normal wear and tear caused by abuse or neglect.

A pet deposit is calculated at $100.00 times the number of pets allowed on the premises. Deposit monies are kept in a trust account and are refunded to the Tenant within thirty (30) business days after the premises has been vacated, if upon inspection, the premises are found to be in as good condition as at the beginning of the lease.
